The Avista Vision

Avista’s five neighborhoods are planned around the land itself – its existing topography, preserved forest, parks, and a connected network of trails and pedestrian pathways. Threading through and linking every neighborhood is a system of preserved forest corridors: Osoberry, Salmonberry, Blackberry, and Elderberry Forests. These aren’t leftover green space – they’re Avista’s ecological backbone, protecting significant natural resources while keeping neighborhoods, parks, and trails connected to one another.

Within that shared framework, each neighborhood has its own character: its own open spaces, gathering places, recreational amenities, and architectural personality. The result is a range of living experiences under one community vision, held together by a consistent standard of design quality, environmental stewardship, and a shared sense of what Avista is.

That connectivity doesn’t stop at Avista’s edge. The community’s trail system is planned to link to the region’s broader trail network, and select amenities are designed to serve not just Avista residents but to strengthen ties with the surrounding Birch Point area — with Semiahmoo, Blaine, and Birch Bay just minutes away, and Bellingham a short drive south. Walking, cycling, and everyday social connection aren’t add-on amenities here — they’re the outcome the whole plan is built to produce.

Avista Community Plan

The first division to be built will be SUNRISE, located in the northeast part of Avista. Sunrise will consist of:

  • The entry into Avista from Semiahmoo Pkwy

  • Nexus Park – the heart of Avista, complete with Clubhouse, Fitness Center, a park, bocce ball, firepit, amphitheather, dog park, splash pad, and more

  • Trail system around Elderberry, Osoberry, and Salmonberry Forests and the connector to the trail at Semiahmoo Pkwy
  • Pocket parks, open space, benches, dog comfort stations, and plenty of other hidden gems!

  • 79 homesites – with options that back up to the forest, within a few steps to a park or trail system, or those that are in the hub of everything that is going on.

Connected Wellness

At its core, Avista is organized around connected wellness – the relationship between residents, the preserved natural landscape, and shared public space. You’ll see it in the forest corridors and trails that support daily movement, and in the parks and gathering spaces designed to support connection across the whole community. Through consistent design principles, stewardship of the site’s natural features, and a real emphasis on walkability and recreation, Avista is meant to be a durable, welcoming community — one that benefits its residents and the broader Birch Point area for generations to come.
